From the Ground Up: Inside Our New Custom Build at 1525 South Milwaukee in Cory-Merrill

Not every Abri project starts with an existing home. In Denver's Cory-Merrill neighborhood, just south of Wash Park, we had the chance to build one from the ground up. 1525 South Milwaukee is a 4,897-square-foot custom spec build completed in April 2026: 6 bedrooms, 6 bathrooms, and a design built around clean lines and thoughtful functionality from the first sketch.

Why Build a Custom Home in Cory-Merrill
Cory-Merrill is one of Denver's most established close-in neighborhoods, known for tree-lined streets, walkability, and a mix of architectural eras. Building new here means designing a home that reads as sophisticated and current without feeling out of place next to homes that have anchored the block for decades. That balance, modern sophistication paired with neighborhood charm, shaped nearly every decision on this project.

Designed for Grand Entertaining and Quiet Retreats
At just under 4,900 square feet, 1525 South Milwaukee was designed to do two things well: host at scale and still feel calm day to day. Six bedrooms and six bathrooms give a family real room to spread out, while the layout was planned around how people actually move through a home, not just how a floor plan measures on paper.

The kitchen opens fully to the main living space, so a host is never cut off from the room, whether that's a quiet weeknight or a house full of guests. A butler's pantry sits just off the kitchen, giving the main workspace room to stay clean and camera-ready even mid-prep, while keeping everyday storage and overflow appliances out of sight. The kitchen itself is outfitted with a high-end refrigerator and a dedicated wine fridge with a display case, the kind of detail that turns a kitchen into part of the entertaining space rather than just the room behind it.
Throughout the home, integrated baseboard lighting runs room to room, a quiet architectural detail that shifts the whole house from bright and functional during the day to warm and ambient at night without a single lamp being switched on.
Building on Spec, Without Building Generic
Spec building comes with a different kind of pressure than a client-directed custom build: there's no single homeowner in the room to design around, which means the home has to anticipate how someone will want to live in it. Our approach on this project was the same one we bring to every Denver home remodel or custom build: treat every square foot as a decision, not a placeholder.

That philosophy shows up in the details most buyers won't consciously notice, but will feel. Outlets and light switches sit flush in the drywall instead of interrupting a wall with visible plates. Baseboard lighting runs throughout the home, quietly shifting the mood from day to evening. Curved archways mark the hallway entrances and echo each other from room to room, a small repeated detail that makes the home feel considered rather than assembled. Even the powder baths, often an afterthought in spec homes, were designed as their own moment rather than a default half-bath.
None of that is necessary. A home can be built to code, sell well, and skip all of it. But at Abri, we don't want a home to just have the basics. We want it to feel like somebody was paying attention to every square foot, whether or not that somebody had picked out the paint colors yet.
